saving not much money to look for a confortable place, certainly you
does not want to have anything not happy , being deceived or
cause any losses during the process of buying, selling or renting an
apartment. Therefore we provide some smart tips here.

No matter buying,
selling or renting of premises, real estate agency must carry on
Land Search for the related property to confirm who is the actual
owner of the premise. |

Pay attention to the
date of Land Search to see whether it is the same as the contract
date. |
| 3. |
In the process of
sale & purchase transaction, please make sure that the type of
Land Search is Full (i.e. Historical & Current). Since
some of the agency will only do current Land Search instead of
Full Search. If related premise do have any court order or
building order registered long time ago, it may not shown on the
current search. |

If the admired
premise do have registered building order, both buyer & seller
must achieves the mutual recognition on the maintenance fee in
order to have the transaction completed. |

For choosing of the
attorney of the transaction, we must be very careful
especially the buyer. For those attorney which it not
professional enough, they may not details enough to check
the past agreements. Any leakage of past agreement will
be able to affect sells of the flat in the future. In
addition, choosing attorney carelessly also have the chance to
cause the transaction defeat to incur loss. Careful &
professional attorney even can find out some building
maintenance which is not registered at the Land Department,
e.g. resolutions regarding building maintenance passed by the
Landlord Committee of the Building, etc. |

Most of the buyers
may decide to choose some furnished and renovated flat in
order to save the money expense on renovation of their new
flat. But be careful, most likely the vacant flat with
renovation is belong to investor, their renovation may be
only make-up renovation. For such flat, you may need to
renovate it once again after moved in for a
while. |
